Tenant work orders in AppFolio are scoped per portfolio.

A property manager’s overnight call is usually a ceiling leak or a lockout, and the record that matters afterwards is a work order. Today Right On Call finds the urgent calls and texts the on-call contact. Writing the work order into AppFolio is a scoped build.

On request. Not live. There is nothing to connect. What the receptionist does today for property managers is answer, triage urgent from routine, and text your on-call contact.

How the connection actually works

What happens today

The receptionist answers when the office line rings out or after hours. A leak, no heat, or a lockout is treated as urgent and texted to your on-call contact. Routine requests can book against your calendar. Lease and rent questions are passed to the office.

What we would aim for

After a call ends, a work order against the right unit, with the tenant’s details and the issue as described. Matching a caller to a unit is the hard part, and is a scoping decision.

What it would need

AppFolio controls API access, so scoping begins with what your account is allowed to grant, which property and unit identifiers the call can use, and who owns the connection.

Daytime and after hours

During the day

Daytime calls the office misses are triaged the same way. A build would write the work order after the call ends.

After hours

This is the case the product is for. The overnight leak is texted to your on-call contact now. With a build, the work order would be waiting for the office in the morning.

What scoping would cover. There is nothing to connect today.

  1. Describe your overnight flow

    Who is on call, what counts as urgent, and what the office does with the rest.

  2. Confirm AppFolio access

    Whether and how your account can authorize a connection.

  3. Agree the quote and a test

    Adapter work is quoted per portfolio and tested before live calls.

Limits and edge cases

  • No timeline is promised.
  • The agent can’t confirm a caller is a tenant of a given unit from the phone number alone.
  • Scoped per portfolio, so there is no standard price or timeline.

This is for

  • Property managers who want overnight tenant calls triaged now, and work orders written later.

This isn't

  • Portfolios that need every call written to AppFolio before they sign up. That is not built.

What we won't claim

  • Exist as a self-serve connection.
  • Give legal, lease, or rent advice.
  • Dispatch a vendor on its own.
